I think you can blame the BBC for starting this falsity. Then the rest of the media copied like headless chickens. I have written to the beeb asking them to get the facts straight, but they have not removed anything – even though they admit their reporting was wrong! I will send them a link to your page, I think it´s one of the best I´ve seen for setting things straight. Thanks. Mike
Hi, thanks Mike. We think you may be correct, although our tracing takes us to a large Spanish Portal (whose name we can not mention for legal reasons). However that is not so important. The BIG question: who is publicizing it now?
The results are horrifying. We have found dozens of websites, portals, newspapers (both in English and Spanish) and even government sites outside of Spain. The official Spanish Gov sites have it correct, as you would expect.
So…. we are now in the process of writing to all the media who are spreading this misinformation. Why? Because it is frightening people away from investing in Spain and it is damaging the Spanish economy. It is saying to Non-EU residents “you are not welcome here, and we are going to make sure you can not afford it“.
BUT that is not what they are saying at all! They are hoping to stop speculative investment (which it won´t), stop the consistent increase in prices (or even reduce them), and help local people stand a chance. As we say in the article, we appreciate the sentiment but not the methodology. There are much better ways.
It also damaging real estate agencies and harming their “clients” who have already invested, and consultants such as ourselves and our “customers”. It is also placing a strain on the relationships between the the EU and non-EU countries.

Si resulta que esta nueva ley es oficial, pues como latinoamericana también me sentiría discriminada al no poder invertir en dicho país.
También es necesario comentar que este año eliminarán la Golden Visa, es un programa de residencia para inversionistas no residentes de la UE.Quien invertía por la compra de una vivienda, como mínimo, 500.000 euros, automáticamente el gobierno daba la residencia para el inversionista y su familia,
e incluso, podían trabajar y viajar por todo el espacio Schengen, creo que es por 3 años, no estoy segura. Pues es una pena que la vayan a eliminar porque de esta manera atraían a muchos inversionistas extranjeros para el crecimiento económico del país.
Esperemos que esta nueva reforma sea discutible, que no se apruebe en su forma actual y que si hay cambios sea para aunar y llegar a un acuerdo mutuo tanto para los inversionistas como para el Gobierno.
Es muy importante que el gobierno considere las opiniones y comentarios de todos quienes de una manera y otra deseamos lo mejor tanto para España como para los inversionistas.

You are totally correct. I am fuming about this. I had a buyer who backed out due to these stupid false reports. I had found a perfect new dream home, but now I have lost that too. Don’t these media idiots check their facts before harming others? No obviously not. Free speach? Not when it is bullst!! 😡
Hi Isabel, I am so sorry to hear this. Sadly we hear this type of story almost daily. We also had 3 customers who backed out. I was only able to persuade one with the truth, the other two bought elsewhere (Portugal and Italy I think). The money we lost would have been enough to pay a new team member for at least 6 months.
Don´t give up, keep in touch and let us know if there is anything else we can do to help. It might be an idea to let us know exactly what your dream home is. There is an enquiry form linked via the image on the Home page (Ask us… etc.). It involves us giving you a dedicated team member and some very powerful Ai. Alternatively just use the contact form. PS: I have the feeling that Portugal is and will do very well from Spain’s misfortune. According to data released by the Instituto Nacional de Estatistica (INE) in October 2024, the median price of dwellings in Portugal rose strongly by 12% to €1,721 (US$1,819) per square metre (sq. m) as compared to the same period the previous year. It was the highest median price of dwellings ever recorded in Portugal and attributed to substantial increase in demand, some think as becoming an alternative to Spain. We can not be sure about that yet, but we will find out.
Well, you are correct about Portugal. We no longer care what happens in Spain, such a messy situation. Goodness knows what will happen! We were looking at the Costa Brava, but now we are are looking in Portugal. Much better value and lower living costs. Good luck with your campaign, but I do not think you will get very far when people like the Olice Press keep saying the same nonsense about double pricing!
Thank you Margaret. I think you mean the “Olive Press” (Typo?). We know they are usually an excellent English language newspaper in Spain and generally very helpful. But on this topic they are very wrong. We have written to them several times, asking them to retract, but nothing so far. We all make mistakes, but this is a HUGE one, with global ramifications. Thankfully these days the power of the press is dwindling, where anyone on the web can have their say with the chance of it going viral. We hope our article will, because the false reports are hurting and frightening a lot of people!
You can blame the Socialists for this. They always have good intentions but are completely misguided, with so many misconceptions. I like your other article about the affordable housing. It seems like a good alternative where everyone benefits. I like the idea of it being a community embracing all and giving others a chance. Good luck with it all.
I also agree with the comment from Margaret about the Olive Press. It seems these days they are simply in it for the money (selling Houses and other adverts) with no care about their reporting. I was thinking about subscribing, not any more. Greg.
Hi Greg. Thanks for commenting. I mostly agree with you, however I am not sure your comments about the Olive Press are fair? We help others to sell houses, that is what we do, so it would be hypocritical for us to comment about that! I subscribe because we want to support them. Also we believe that every business should have the right to prosper. I guess that makes us Conservatives, although we try not to be political 🙂 That said, we will continue to ask them to retract. I think it is you who are wrong, and your attack on the BBC is uncalled for. I am asking my solicitor to find out precisely what the real situation is. Hello Joan. First to say we are not “attacking” anyone, just trying to get the truth out there. The BBC should know better. Please let us know what your Solicitors say. It is either Black or White 🙂 In the meantime if you follow the links on the article page you will see some of the comments from Lawyers (Attorneys USA, Abagados Spain) who are saying what we are. These are our sources, also from own experience.
I personally stand by our team´s position. The scare mongering must stop! Please do not give up on Spain. It is safe (tax 7% or less in Andalucia), and especially now when this proposed law has not even yet been passed. Many think it will not be. I hope not!

I agree with you and think Joan is wrong. It is Black not White, lol. (I know who you are Anthony Black, we met a few ago in Estepona!) However, the situation still remains very confusing. Aside from the fact that at the moment it is 7% tax on the Costa del Sol, what will be the outcome? I think the EU will not obstruct this new law and that it will be 14% tax (plus the other taxes and community fees). But I do not think this will put many people off.
I live in Estepona and I see new people coming every month. I support this and do not agree that prices are being inflated by non-EU countries investment. Let´s face it, if it is not the Americans or other English speaking Countries, it will still be the Dutch, French, Italians etc. I love to see this because, whilst Estepona retains it´s Spanish flavour it is becoming even more cosmopolitan. Good luck in your quest for “reality”.

Your comments are a challenge to me because, as you know I lived in Estepona for 5 years, and I think the prices have gone way too high now. I also think they will fall, for a while, or at least stabilize. That is a very contentious statement I realize, and it has made me very unpopular in some circles, particularly with the agents and speculators who bought at the top end of the market. But things will stabilize so the advice I am seeing is just to sit tight for a while longer.
Let me give you an example from my experience.
I bought, reformed and sold 6 houses in the Estepona area. Just small projects, nothing grand. For example, if I bought at 100k, I would spend probably 30k on reforming them and sell at 140k, a small profit of 10k. I kept the prices low so that young professionals and families could buy them. It was enough for me, and I lived well.
But today, 5 years later those houses are now sold at literally twice the price. Young professionals and families can no longer afford them. I do not regret the fact that if I had kept them I would now be 600k better off, but that was never my intention. I am sad that Estepona has become so bloated.
Anyway, Estepona is going through a shake up now with the Mayor going on trial. I feel sorry for him, he did much to help Estepona, but the truth must come out. So Jono, if you bought as an investment you have done well. My advice would be to also sit tight until the storm passes. Best wishes, hope to see you again soon.

This is a terrible situation. And yes you are right, it is causing distress to so many people. I also agree with Margaret. I am on the Olive Press mailing list and it seems to me they keep pumping out the same false news. I will write to them as well. But if you and Margaret have done so already I don´t suppose they will listen to me. Such arrogance… or… is there some hidden agenda I wonder? All success to you. Sean.
I think the blame in on Sanchez and the Government. They are saying one thing to their members and another to the media. Or at least they seem content to allow these reports to spread because they really do want only members of the EU, not the Americans, British, Australians and other’s. I have not seen anything where the Government corrects the situation. I think your article is correct in saying this new law will not be passed. I definitely hope not. It is racist!

I want to be very clear and say our campaign is NOT specifically against the Olive Press, in fact we have never mentioned them anywhere (apart from providing a link to their website). I am sure there is no hidden agenda. We support their work and encourage others also. Our report is aimed at ALL the media who are publishing these awful reports. There are many. I am sure that if you do write to them they will listen. We all make mistakes, but as I have repeatedly said, this is a BIG one!
To Simon, just to say we and many others have asked the Spanish Government to make a very clear statement that clarifies the situation. We agree that it may seem to be racist, but personally I do not think that is their their intention. It is (in a nutshell) to bring down or at least stabilize property prices so that local people can afford them. This is also illustrated by their banning of 60,000+ Airbnb rental properties, which they also blame for the extreme rise, particularly in the past 5 years. Best wishes, Anthony

You are correct, and The Olive Press should be ashamed of persistently publishing. Why are they doing this??
We have been in contact several times with The Olive Press. They say their source was the Spanish Registry of Economists and Tax Advisors (REAF), and they are checking the facts with them again. We have also written to REAF twice, but have not had the courtesy of a reply!
